Quantity Surveyor (Client-Facing & Project Delivery)

Kaislar LTD is expanding fast - and we’re looking for a motivated, hands-on Quantity Surveyor who thrives both on-site and in front of clients.

This is not a typical back-office QS role. This position is perfect for someone who enjoys being deeply involved in the full lifecycle of residential new build projects.

You’ll play a key role in shaping our clients’ experience - from the first handshake to contract valuation and ongoing project delivery.

What This Role Involves

As our QS (Client-Facing & Project Delivery), you will:

Client Interaction & Pre-Construction

Attend site visits with potential clients to understand project scope
Prepare budgets, estimates, cost plans, and accurate quotations
Support building surveys and pre-start assessments
Present quotations to clients clearly and professionally
Work closely with the owner on deal preparation and handover
Assist the director with pricing strategies for new build projects

Commercial & Contract Management

Prepare, review, and issue contract valuations
Manage cost control throughout the build
Monitor project financials and profitability
Measure works on-site for valuation and tender comparison
Prepare interim and final payments
Maintain accurate documentation for all projects

On-Site Coordination

Visit project sites regularly to monitor progress
Verify quantities, materials, and delivery schedules
Work with project managers and engineers to ensure cost efficiency
Identify risks early and recommend solutions
Track variations and prepare cost updates

Deal Support & Business Development

Support the acquisition of new build projects
Build strong relationships with homeowners, investors, and developers
Provide expert cost advice during planning and design
Prepare financial summaries and reports for the owner to help close deals

Requirements

We’re looking for someone who is:

Professionally Skilled

3+ years of experience as a QS in residential construction
Strong understanding of UK building regulations & new build standards
Confident preparing BOQs, tenders, and valuations
Excellent negotiation and communication skills
Comfortable working both on-site and in the office

Detail-Oriented & Commercially Smart

Someone who can spot cost risks quickly
Able to manage multiple projects at once
Highly organised and confident dealing with high-value builds

A People Person

Confident speaking with clients, suppliers, and subcontractors
Presentable, professional, and client-focused
