Existing structure
Partial demolition and internal alterations create the basis for the renewed residential layout.
A substantial residential redevelopment bringing extension, reconfiguration and a renewed external envelope into one coordinated construction programme.
The verified public scope combines partial demolition of the existing dwelling with a rear extension, side extensions, external re-cladding, internal alterations, a first-floor terrace and a rear patio.
Kaislar’s contractor-design scope includes detailed construction design for the structural frame, foundations, wall build-ups, floor build-ups and roof build-ups.
Relevant design information is developed and reviewed before those elements are progressed on site. This connects technical intent, buildability and sequence earlier in the programme and supports more controlled decisions during delivery.
Kaislar is appointed as Principal Contractor for the project, coordinating the construction phase and the interfaces between issued design information, contractor-designed elements, specialist input and work on site.
The role is presented here at a practical customer level. Private contractual, client and consultant information remains outside the public project record.
Partial demolition and internal alterations create the basis for the renewed residential layout.
Rear and side extensions increase and reshape the usable residential space.
External re-cladding, a first-floor terrace and rear patio form part of the coordinated redevelopment.
The project is organised through planning, pre-construction, demolition, groundworks, structure, envelope, first fix, fit-out and completion. Progress information is published only when it is verified and suitable for the public project record.
Bringing contractor-design information into the pre-construction and delivery process helps resolve key interfaces between the structural frame, foundations and envelope build-ups at the point they can still be coordinated.
